SMS messaging & consent

This page explains how vive.us (operated by U-Bell Ventures LLC) and agent Sandra Bautista obtain consent to send customer-care text messages (SMS) about rental listing inquiries, qualification follow-up, and showing scheduling. It is the public Call to Action / message-flow summary for our SMS program.

Who texts you

Messages are sent from vive.us / Sandra Bautista on behalf of U-Bell Ventures LLC in connection with a rental inquiry you started. These are one-to-one customer-care messages about that inquiry—not promotional blast campaigns.

How you opt in (Call to Action)

We only send SMS after you have been told we will text you and you provide a mobile number. Two common paths:

1. Facebook Marketplace conversation

You message about a rental listing on Facebook Marketplace. In the chat we disclose that we will follow up by text to coordinate next steps and a showing. Example language before we ask for your number:

If you're interested, what's the best phone number to text you for coordinating your showings this week?

After you reply with your mobile number, we confirm SMS follow-up with language like:

Perfect — I'll text you at [your number] today to nail down a showing this week. If that number isn't best for texts, reply with a better one.

Providing your number after that disclosure is your consent to receive customer-care SMS about that listing inquiry (qualification questions such as income or credit range, and scheduling a showing).

2. Website forms on vive.us

You may also submit a mobile number on public vive.us forms (for example a showing request on a listing page or a renter profile), where you agree to be contacted about your inquiry, including by SMS. Those forms link to our Privacy Policy and Terms of Use.

What messages may include

  • Follow-up after you shared your number on Marketplace
  • Qualification questions needed to proceed (e.g. approximate household income, credit score range)
  • Showing scheduling (days/times that work for a tour)
  • Links to listing information on vive.us when helpful

Message frequency & rates

Message frequency varies based on your conversation and requests (typically a few messages while coordinating a showing). Message and data rates may apply.

Opt out & help

Reply STOP to opt out of SMS at any time. Reply HELP for help. After you opt out, we will not send further SMS unless you opt back in.

Mobile number sharing

We do not sell or share mobile phone numbers with third parties or affiliates for their own SMS marketing or promotional purposes. Mobile numbers are used only to deliver messages you have requested or consented to, and may be processed by our SMS service provider solely to send and receive those messages on our behalf.
